Indium OS vs PropertyMe: An Honest Comparison
Checked against PropertyMe’s published materials on 9 August 2026. Written by Indium OS — so read it with that in mind, and see the correction note at the end.
What PropertyMe is good at
- The most widely adopted property management platform in Australia, describing itself as the country's number one — scale that brings a deep feature set and a large community of experienced users.
- Mature trust accounting, with audit and compliance handling built in — and, more recently, a 'Trustless' payments option alongside it.
- Rent roll and sales pipeline in one view, with CRM and AI features layered across the platform.
Choose PropertyMe if…
- · You want the most established, most widely used PM platform in the market and value the depth that comes with scale.
- · You run a traditional agent trust account and want trust accounting, audits and reporting handled inside the platform.
- · Your agency's priority right now is property management maturity rather than AUSTRAC readiness.
Choose Indium OS if…
- · Your agency also sells property, and you want the Tranche 2 obligations that start 1 July 2026 handled on the same platform as the rent roll.
- · You want the rent roll treated as a saleable asset — live valuation, the levers that move the multiple, and a one-click due diligence pack.
- · You'd rather not hold rent in a trust account at all: rent is receipted to your own account and owners are paid by ABA bank file.
Side by side
| PropertyMe | Indium OS | |
|---|---|---|
| AUSTRAC Tranche 2 compliance for the sales side | No agency-facing AML/CTF module found in published materials | Full module: customer due diligence, PEP and sanctions screening, risk assessment, SMR/TTR workflow, program, training register and 7-year audit trail |
| Trust accounting | Core strength — full trust accounting with audit and compliance support, plus a 'Trustless' option | No trust account by design: rent lands in the agency's own account; Indium computes and generates the bank payment file |
| Rent roll valuation | Not found in published materials | Live valuation with the levers priced in dollars, plus a blind or identified due diligence pack |
| Verified tenant references | Not found in published materials | Tenant-issued, positive-only, verifiable by a third party on a public page |
| Market maturity | Long-established with a large customer base | New — you would be an early client, and priced accordingly |
| One record per property | Rent roll and compliance are separate systems | Tenancy, money and AUSTRAC obligation sit on the same property record |
Where we’d push back on ourselves
