What Managed App is good at

  • The most advanced payments architecture in Australian property management: every party — agency, owner, tenant — has their own virtual account, and net rent can reach an owner effectively as soon as the tenant pays.
  • Removes the agency trust account entirely, which removes both the audit burden and the defalcation risk that comes with holding other people's money.
  • Tenants get real payment choice (including fast bank transfer and BPAY), and the platform includes a tradie marketplace and in-app communication.

Choose Managed App if…

  • · Instant owner payouts are the single most important thing on your list — this is what they built, and they built it first.
  • · You want a tradie marketplace and payments rail bundled with your property management platform.
  • · Your agency is property management only, with no sales side to bring under AUSTRAC obligations.

Choose Indium OS if…

  • · Your agency sells as well as manages, and you want AUSTRAC Tranche 2 handled rather than bolted on.
  • · You want the rent roll's sale value made explicit — valuation, levers, and a due diligence pack that exists before you need it.

Where we’d push back on ourselves

Managed App's payments model is genuinely ahead of ours today. We're candid about that: an instant-payout rail is a partner integration on our roadmap, not something we ship now.

Their AML/KYC references are about verifying users of their payments platform, which is a real and necessary obligation on them. It is a different thing from a module that runs an agency's own Tranche 2 duties — we're careful not to conflate the two.
